Terms of Service
These terms apply to services provided by Smart Property Investments 2000 Limited. Where an engagement letter or written proposal sets out different terms, that document takes precedence.
Service scope
Services cover the review, acquisition, management and disposal of residential property. Nothing on this website is an offer to buy, sell or let property, and no investment advice is given.
Engagement and fees
Fees are confirmed in writing before work begins. Where a fee depends on the scope of an engagement, the basis for it is set out in the engagement letter.
Cancellation and refunds
An engagement can be cancelled in writing at any time. Work completed up to the date of cancellation remains payable, and any fee paid in advance for work not yet started is refunded within 14 days. Where property has already been sourced or a disbursement has been committed, that element is not refundable.
Limitation of liability
We are responsible for the services we provide. We are not responsible for the performance of a property, for market movements, or for decisions taken by a client against our written assessment.
Compliance
Services are provided in accordance with applicable law in England. Where a service requires a regulated activity to be carried out by another party, that referral is made in writing.
Termination
Either party may end an engagement on written notice. Records relating to the engagement are retained for the period required by law.
Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
