Regional supply and pricing
Supply in an area moves in steps rather than smoothly. A shortfall of suitable stock changes what a realistic asking price looks like, and it also changes how long a review should take before a decision is made.
Rental demand and void periods
Demand is measured by how long a property sits empty between tenancies, not by asking rents alone. Void periods and the costs that continue during them are recorded against each property.
Holding costs and service charges
Service charges, ground rent and one-off building works can change the return on a property more than the purchase price does. These items are checked before acquisition and reviewed afterwards.
Exit timing and disposal
A disposal decision is taken on the record: what the property has produced, what it currently costs, and whether the reasons for holding it still apply.
