Investment Approach
Smart Property Investments 2000 Limited reviews, acquires and holds residential property. Every candidate is assessed against the same four questions, and the answer to each one is recorded before a decision is taken.
We do not publish individual holdings, addresses or transaction values. What follows describes the process and the points checked at each stage.
Four stages
Stage 01 — Review and shortlist
A written brief sets out the type of property, the area and the budget. Candidates that do not fit the brief are not taken further, and the reason is noted.
Stage 02 — Assess and diligence
Location, condition, improvement potential and market suitability are checked against the brief. Where a figure is used, the assumption behind it is recorded.
Where something cannot be confirmed without an inspection, we say so rather than fill the gap.
Stage 03 — Acquire and hold
Acquisition costs, holding costs and management arrangements are set out before completion. Once held, rent and expenditure are recorded against the property.
Day-to-day work covers void periods, renewals, maintenance coordination and periodic review.
Stage 04 — Review and exit
Each property is reviewed on a regular cycle. The review asks whether the original reasons for holding it still apply; if they do not, disposal is considered and the options are set out.
Fees
Fees depend on the scope of the engagement. The figures below are the starting points for each service and are confirmed in writing before work begins.
Initial Portfolio Review
A written review of your objectives, budget and the property types that fit them.
Property Sourcing
Shortlist, viewing notes and a written recommendation for each property considered.
Portfolio & Asset Management
Ongoing management, records and reporting for property already held.
Performance Reporting
A periodic written report on income, costs and condition against your stated objectives.
Exit & Disposal Advisory
Guidance on timing, preparation and disposal when a holding is reviewed for exit.
